Intended Use: To support position in legal actions

Site Visit: Walk through of 100% of building and site areas, likely conducted during multiple site visits

• Review of original construction documents

• Measurement of building materials and components as needed to verify construction documents or support analysis and calculations

• All items of concern are documented and quantified through measurements and detailed photography

• If authorized, includes removal of building components to view concealed areas (drywall, ceilings, ventⁱ covers, manhole covers, etc.)

• Can include multi-discipline teams performing evaluation, testing, measurement and invasive observations if authorized (structural, roof, mold, plumbing, electrical, HVAC, elevator, ADA, etc.)

• Lab testing of materials as needed

Report Detailed descriptions of building systems and components with more detailed specifications (sizes, thicknesses, material types, etc.).

• Results of field and lab test procedures conducted

Physical Deficiencies: Detailed documentation and analysis of all physical deficiencies

• Recommendations and detailed cost estimates to correct all items of concern

Reserve Analysis: Typically excluded

Code Issues: Typically includes review of readily accessible documents and files or inquiry with agency personnel to assess the existence of material code violations on record

• If requested, can include in depth review of agency files and/or meetings with agency representatives

Mold: If mold is observed will recommend and manage a certified mold consultant to perform testing and intrusive observations to determine extent and likely cause(s) of suspected mold with remediation plan and anticipated costs
